1. Scope
These Terms and Conditions apply to all contracts for the rental of guest rooms, apartments, and vacation rentals for accommodation as well as all other services and deliveries by Zimmer in Stuttgart.
Deviating conditions of the customer only apply if they have been expressly confirmed in writing beforehand.
2. Contract Conclusion
2.1 Booking Request
A booking request by the guest (by phone, email, or via the contact form) constitutes a non-binding offer to conclude an accommodation contract.
2.2 Contract Conclusion
The accommodation contract is concluded through written confirmation (including email) by Zimmer in Stuttgart. For telephone bookings, the contract is concluded through verbal confirmation, which is subsequently confirmed in writing.
2.3 Contract Content
The contract content results from the booking confirmation and these Terms and Conditions. Verbal side agreements require written confirmation.
3. Prices and Payment Terms
3.1 Prices
All prices are final prices including statutory VAT. The prices include:
- Accommodation as per booking confirmation
- Bed linen and towels
- Final cleaning
- WiFi usage
- Utilities (electricity, water, heating)
3.2 Deposit
A deposit of 30% of the total price may be required upon booking confirmation. This is due within 7 days of receiving the booking confirmation.
3.3 Balance Payment
The remaining balance is due at the latest upon arrival, unless otherwise agreed.
3.4 Payment Methods
The following payment methods are accepted:
- Bank transfer (before arrival)
- Cash payment (upon arrival)
- PayPal (upon request)
3.5 Security Deposit
Upon arrival, a security deposit of 100-200 € (depending on accommodation) is deposited in cash. This will be fully refunded upon proper return of the accommodation.
4. Arrival and Departure

4.3 Key Handover
Key handover takes place personally or by arrangement via a key safe system. The exact details will be communicated before arrival.
4.4 Key Loss
In case of key loss, the actual costs for replacing the locking system will be charged (minimum 150 €).
5. Cancellation and Withdrawal
5.1 Cancellation by Guest
The guest may withdraw from the contract at any time before arrival. The following cancellation fees apply:
Cancellation must be made in writing (by email or post).
5.2 Cancellation by Landlord
Zimmer in Stuttgart reserves the right to withdraw from the contract for important reasons, in particular:
- Force majeure
- Non-timely payment despite reminder
- Justified suspicion of improper use
In case of cancellation by the landlord, payments already made will be fully refunded.
6. Guest Obligations
6.1 Use
The guest undertakes to:
- Treat the accommodation with care
- Comply with the house rules
- Not exceed the agreed number of persons
- Report damages immediately
- Leave the accommodation in broom-clean condition
6.2 Subletting
Subletting or transfer of the accommodation to third parties is not permitted without express written consent.
6.3 Damages
The guest is liable for all damages caused by them, their fellow travelers, or visitors to the accommodation, inventory, or building.
7. Liability
7.1 Landlord Liability
Zimmer in Stuttgart is liable for damages based on intentional or grossly negligent breach of duty. Liability for slight negligence is excluded unless essential contractual obligations are violated.
7.2 Limitation of Liability
Liability for items brought by the guest is excluded. Valuables should not be stored in the accommodation.
7.3 Force Majeure
In case of force majeure events (e.g., natural disasters, pandemics, official orders), Zimmer in Stuttgart is released from the obligation to perform. The guest has no claims for damages in these cases.
8. House Rules
The following rules apply to all accommodations:

Dispose properly (waste separation)

Turn off lights & heating when leaving
9. Data Protection
The collection, processing, and use of personal data is carried out exclusively for contract processing and in compliance with applicable data protection regulations (GDPR).

10. Final Provisions
10.1 Applicable Law
The law of the Federal Republic of Germany applies.
10.2 Place of Jurisdiction
The place of jurisdiction for all disputes arising from this contract is Stuttgart, provided the guest is a merchant, legal entity under public law, or special fund under public law.
10.3 Severability Clause
Should individual provisions of these Terms and Conditions be or become invalid, the validity of the remaining provisions shall remain unaffected.
10.4 Written Form
Amendments and additions to these Terms and Conditions require written form. This also applies to the waiver of the written form requirement.
